Summer months bring hot dry weather which causes the highest amount of slab foundation movement. This leads to foundation cracks, as well as interior damage such as cracked walls, brick or tiling. Foundation movement also affects plumbing, by stressing pipes, leading to cracks and leaks. Doors and windows may begin to stick or not close. Frederick Marshall, CEO of the Dallas based Advanced Foundation Repair, shares some inexpensive foundation maintenance tips. These tips are a good first step toward helping avoid more costly repairs.

Soils act like a sponge, expanding as they absorb water and contracting as they lose water. This movement causes foundations to crack. Soils dry out during the dry summer months and expand during the winter and spring when the moisture returns. For a foundation watering system, all you’ll need are soaker hoses and a faucet. Bury the soaker hose three inches deep, 6 inches from the edge of your foundation. Placing the hose a short distance from the foundation allows the water to soak evenly into the soil. Be careful not to place the hose against the foundation. When soil has dried and cracked, water can travel along the cracks for several feet in all directions. If the soil around your foundation is dried and cracked, then water placed next to the foundation will run through the cracks and accumulate around or under the foundation.

How much should you water? Obviously, it is necessary to water more during hot, dry weather and less during cold, damp weather. Start in the dry summer months with a 15 minute a day water regime. This can be increased or decreased as needed. The goal is to maintain a constant moisture level in the soil so that soil below the surface is damp – not soggy and not dry.

Once the watering system is set up, review the trees around the building. A single large tree can remove as much as 150 gallons of water, or almost 20 cubic feet of water, from the soil each day. Shrubs and other plants can also remove large quantities of water. When roots get under your foundations, they can cause foundation damage by drying out the soil under your foundation and causing your foundation to settle.  Roots also break into pipes causing extensive plumbing damage. In such cases broken pipes lead to over wet soils which will cause foundations to heave.

Installing a root barrier between your trees and your foundation will keep the roots from pulling moisture from around and under your foundation. Installation is a bit more difficult than installing soaker hoses. Install root barriers by digging a trench, laying the barrier material in the trench, and refilling the trench.  Root barriers should be at least 3 feet deep, going as least one foot deeper than the side of your foundation.

Preventing pooling water around and under a foundation is recommend for home owners who are do it yourself pros. Install gutters and downspouts that take water coming from your roof and channel it away from your foundation. Try adjusting slopes, if possible, sloping the ground away from the foundation.  Typically a slope of an inch a foot for 4 to 5 feet is adequate as long as water is not allowed to stand within 10 feet of a foundation.  If grading is not possible, install area drains to collect surface water and move it away from the foundation. In some situations, shallow French Drains can be used as a solution. When possible, direct water into a street, drainage ditch, or swale.  A swale is simply a very shallow ditch that is used to carry off water.

4/20/2018 I was very pleased with my experience. During the initial visit, Jim Moravec explained the problem and the solution. We discussed cost and I decided that my "cost/solution "ratio would be best served with Advanced Foundation Repair and a crew was out in a matter of days. The work went quickly and neatly. The last few months I've noticed cracks in the corners and some interior doors aren't latching. We had foundation repair done in 2013 around the outside of the house. I was thinking we'd need a pier or two on the inside, because I thought the middle might be sagging. The company who did the work in 2013 had gone out of business, because the owner suffered some catastrophic illness (and is now working for a competitor). Eric Vineyard, the estimator, was prompt and courteous when he arrived 5 minutes before our 9am appt. He took measurements all around the inside and outside of the house and took elevation readings afterward. Good news for me: he found that the elevation difference was within tolerance and no work was needed. The company called two days before to remind me of the appointment and were courteous about it. I purchased my home on 10-18-16. Unfortunately, very shortly after my we moved in my wife went into hospice and died. I did not transfer my foundation warranty. I am very impressed with the service I received. First, Eric explained in detail what would be done and how. Then the amount of needed lift was measured. In 3 of 19 holes that were dug it was necessary to go through concrete. The workers dug as deeply as 22 feet in order to reach bedrock. Concrete was replaced, as were shrubs. We had problems with our foundation for a few years, with several cracks inside the house, on walls, garage floor, etc. They came to do an inspection and we were very happy with their professionalism and price for the value. We immediately set that up. They did exactly what they said they were going to do and more at no extra charge. Took three different bids and Advanced Foundation Repair was my final choice. i have a 75 year old house that needed foundation repair and realignment. Ben showed up on time for our appointment and he explained the procedure as many times as I needed to understand, it was actually very simple. I can't too highly recommend this company. I had work done of my foundation by another company several years ago. That work did not resolve the problem, and that company did not fix. Advanced was recommended to me by mother, who said they were the best in the business. I agree! They were polite, professional, charged reasonable prices, and did excellent work. Advanced Foundation repair is the only way to go! The engineer, Eric was kind, helpful and informative! The crew under Haynard's watch was unbelievably considerate. The crew was in and out of our house for 5 days. Everyone of them were happy even in the 90 degree weather. They work hard and were very polite.
